Brief positioning of project

Strategic geographical position of Tula Region from the standpoint of its connection to federal transport corridors, its huge historical and cultural heritage, rich industrial, intellectual and scientific potential create preconditions for development of the region, realization of massive investment projects having innovative character. One of such projects is the project of development of more than 600 ha within the scope of a single concept, Tula Riviera City Park. The concept of Tula Riviera is “a city within the city” which is planned to be erected in eastern part of the city, on the border of two municipalities: Tula and Leninsky District, provides complex development of the territory within the scope of master plans of development of Tula Region. Uniqueness of the project consists in its scale and novelty of its format. The lot for development lies in immediate proximity from the historical center of Tula and adjoins river bank of Upa, water and plant diameter of the city. A nucleus of the project is Business – City, a business centre, the island erected on an artificial platform with the size about 10 ha, where a retail - park will be placed, office and congress centers, a hotel complex. The planned modern exhibition center as well as various entertainment objects (golf club, theme park, water park), sports structures (sports palace, ice palace), city embankment, other recreational areas taking up the area over 150 ha, will allow to provide Tula inhabitants and city guests with modern high-quality conditions for rest and entertainment. The housing development under the project consists of four neighborhoods, with total area over 1 million sq. m. Neighborhoods are situated along a reservoir by using the scheme of ring radial accommodation around the business centre, the Business City. The project provides conditions for construction of different segments of the residential real property: budget (high-rise) and business class housing, and cottages. The shopping and business area is located along the main trunk road, the Eastern Bypass, a traffic artery connecting Proletarsky and Central districts of the city. The project provides erection of a Shopping and Recreation Center for family visiting with leisure components, office centers with the area over 500 000 sq. m, allowing to satisfy the needs not only of the City Park, but also of the whole region. In the scope of the project, erection of the first pilot object, the shopping and entertainment center with the area of 100 000 sq. m, has already begun. Commercial attractiveness of the project is caused by its proximity to historical downtown, Tula Kremlin (2 km.), a unique strategic location of the land plot connecting the largest district of Tula, Proletarsky, with the downtown, southern and eastern directions, transport accessibility from main transport arteries of the city, availability of a water basin (60 ha), and opportunity of complex site development. High urban planning value of the territory determines the town-planning concept of City Park development as a finished ensemble and complete social organism. In the scope of project implementation, construction of an international exhibition center is planned where product expositions of military-industrial complex of Russia will be presented. The exhibition center will be a constantly operating exhibition of weapon of the Russian (Tula) manufacturers, the center of cooperation and business dialogue of weapon manufacturers from all over the world.
